    Default Expired / Preforeclosure

    Hey Guys!

    I am new to the game (about 2 months now) and am looking for some creative examples of post cards or letters that are effective at getting the expired listings. I've been doing a lot of "door-knocking" on the expireds and I haven't really had the most positive experience. I've obtained 1 listing out of about 45 attempts. I've been told that there are much better ways to chase expired listings. Can anyone help? Sample letters, content or post cards would be great if that's your method.

    On the other hand, I have been very successful at obtaining preforeclosure/shortsale listings. I'm using the same method as I have done with expireds. (the funny thing is...I thought the expireds would be easier to obtain than these shortsales...considering the state of most folks going through a financial burden such as a foreclosure) However, I have been able to easily obtain these by explaining our "free" service. <-- Do you think it's the "free" thing that is pulling the customers? Is it the fact that they are simply searching for any help they can find?

    Any and all advice you may have in regards to above, as well as anything you can provide to this rookie are extremely appreciated. I have all the drive in the world and just need the proper application.

    In my opinion you are better off going after FSBO's...there is usually a reason listings sit on the market and expire!

    Yes, you're right! It's because they are OVERPRICED!

    However, there are still ways to breathe life into those expired listings with NO MONEY out of your pocket!

    There are also resources to show you how to approach them as well!

    These resources provide you with the materials you NEED to find and cultivate them as well!

    However, I also have other, more effective ways to find and list them as well!
