Lots of questions!
Hello everyone! Glad to have found this forum, I am on my own without help from a broker, so I need this desperately

Ok background first...instead of hopping right into general real estate, (didn't want to go so long without money...been a stay at home mom for years and really anxious to bring our savings back up to a safe amount) i first went to a timeshare as soon as i got my license. i wasn't excited about it, since my heart is in general, but i needed those fast paychecks. after a few weeks and just feeling dirty, i had to leave.
so, i found what i believe is a fabulous opportunity for a neophyte like me. site sales at a neighborhood right near my home, which is unique and gorgeous, so happy to sell there, and i bring home a couple hundred a week draw...and i can also do general on the side under the broker.
now here is the problem, the developer had split a few years ago into two distinct companies, a century 21 office for residential sales, and this other brokerage for development (which i am in now, doing the site sales) but i can sell general under that brokerage, but i get no help at all whatsoever. even when you go to the developers website, and you click on residential, they send you to their century 21 office.
there isn't anyone working for my side doing residential...so again, no help whatsoever. i don't even know where to begin. i really need and want to prove myself though, as our developer is building 2 million dollar beachside homes currently and during our last meeting, he said we would have a chance to list those. seeing as how i am working for him directly, unlike the century 21 agents...i am hoping he would rather keep the listing with me.
there are a few other agents working with me, but they have no aspirations for general real estate. i am the only one planning on doing that also. the lady who has been there for years is so lackadaisical, she doesn't even utilize MLS for our spec homes.
so not really sure if i have a question here, or what to begin asking. knowing this little bit of info, i would like advice. anything you can share!

LOL , She doesn't use the MLS for specs.... Sorry to hear that. Less traffic and sales for you.

You may wish to redefine the market or submarket in which you want to work. Site sales offers many fine opportunties, particularily when it is direct with a major developer. I never wait to be noticed, rather, I am pro-active. If I have an idea, I define it, argue it, redefine it, and polish it. Then, I take my polished idea to the person(s) in charge. Now, I get to show off my keen marketing skills of selling myself and the idea. If not accepted at once, I keep driving it home. I never give up, never. Always projecting a sense of self-confidence, even when I am dying inside; the key to an excellent sales person.
If residential sales is where your heart is, by all means, don't cheat yourself of the opportunity. Time is wasting. Its hard work, time consuming, and rewarding. Follow your dreams. Keep it simple.
I follow where my ambitions are driven. My instincts have never failed me, only my head, even in business. Starting out in home sales, today I represent the major league players in the wireless telecommunication industry in their network infrastructure buildouts. By being true to myself, by following my instincts, defining my ambitions, today I have a reasonable measure of professional happiness. The risk has been well worth it.
