    Thumbs up I hate Buyers who want to deal Directly with our sellers! How do you handle this situ

    We showed property on Friday to a couple who quite frankly didn`t seem very interested in viewing homes that they requested to visit!
    They seemed very distant and I couldn`t get a good read on them. We showed them 7 homes in Pembroke Pines,Florida. They ranged from $4000,000-$420,000. I saved the last home which was our listing for last! Our listing is a 3bed,2ba,2CG SFH that is listed for $405,000.It`s in mint condition and shows very well!
    I asked them if they wanted to continue again the following day.They explained that they were busy and would get back to me on Monday.
    Guess What? I received a call last night from our seller.
    They called to tell me that the couple knocked on they`re door explained that they wanted to negotiate with the seller directly and "Cut The Realtor" meaning me out of the deal!
    They felt that they could assist the seller in saving the commission thereby, helping them negotiate a better price! I was floored!
    The Sellers explained that the reason they hired my services was because they didn`t want to deal directly with Buyers!
    They had a horrible experience, prior to meeting with us, they were doing the "BUY OWNER" theme and got burnt!
    The sellers told the "potential buyers" to deal with me.
    I proceeded to contact the Buyers. They were upset that I had the nerve to call them!
    They only wanted to deal direct with the Sellers!
    The conversation is as follows:
    Me: Folks,the sellers prefer that we deal with you,they don`t want to go that route.
    Buyer: We only like Reelltoors to show us properties! We don`t like having Reeltoor!
    Me: That`s nice, you`ve already demonstrated that by knocking on the sellers door. Again, do you wish to put an offer together?
    Buyer: We feel that we have a better chance to save money without a Reeltoor. Why does the seller not want to deal with us?
    Me: The seller hired our company to sell the home, that`s why!
    Buyer: We are ready to offer the seller a "fair price".Tell them we`ll offer $300,000 for the house!
    At this point I realize that we`re dealing with a couple that is not really looking to buy a home, they`re looking to steal a home, which is why they want to "Cut Out" the Reeltoor!
    Me: The home is listed for $405,000. You saw the home, it`s in mint condition, how did you arrive at you`re price?
    Buyer: We look at Houussses that we think we can buy under market value. My husband is a licensed Reeltoor!
    Now I`m turning BEET RED! I`ve been with these people, the husband by law needed to disclose he`s a Realtor, these people are "professionals"...
    Me:The fact that you`re husband is a Realtor saddens me to no end! The fact that you`ve wasted everyone`s time, with utter nonsense is much worse!
    I`ll the seller you`re generous offer and get back to you! I assume your husband can write an offer!
    Buyer: Aren`t you the listing agent? You can write the offer for us.
    I called the seller to explain what the couple was doing, we went over the offer and the seller was "Crying with Laughter".
    They didn`t want to entertain their insanity! I called the buyer`s and left a message "Thanking" them for their offer.
    I hope one day that the Husband understands what a licensed Reeltoor does for a living!

    Florida, as a 'Transaction Broker' state, is a paradise for buyers willing to go behind agents.
    Why not to nail them with a buyer's agreement?
    If you explain the stuff and if they genuine, there's no problem. If they say no, you may consider to refer them to somebody else for a referal fee.
    (coincidence: I've been an agent in PP for 4 years )

    WOW!

    That's outrageous...Worth reporting him to the Board though...but that's if he's actually a REALTOR, or at least his broker...

    Learning to ask for a buyer broker agreement is tough. It has taken me a long time - but I have learned that by asking for it and explaining it - there generally is not an issue, of course there are always those that keep us jumping like these folks.

    If the husband was there looking at homes and was there knocking on the door talking to your client those are serious breaches of ethics and he can absolutely and should be reported. Especially since he sounds like a slimeball.

    I would report him to the board right away..Find out if he is realy a realtor..Don't let this slide People like him need to learn a lesson

    I really appreciate the "reeltor" pheonetic, I can almost hear them now. Can't believe it would be one of our own!
