You can be whoever you want to be!
During the Heydays of the 60`s my older cousin took me to listen to Tim Leary speak. He told an audience of about 300 on the campus of Stonybrook University that "You can be whatever you want to be this time around". Those were some wild days!
Yesterday, I was reminded of that anecdote, and I laughed. I was at a listing appointment yesterday afternoon. The seller wanted to know everything that we did in order to market his home. The presentation lasted almost 1.5 hours and I started wondering what was going on! The seller wanted to know every minute detail of how "We`ll market and sell his home". Finally, I stopped to ask the seller if something is wrong. He explained that he was going to list his home with a "Top Diva" in the area,but hesitated after she gave her "listing presentation".
He wanted to make sure that our presentation wasn`t like hers! In my infinite wisdom I asked what exactly did she do wrong, that made him feel this way.
His response is as follows:
Seller: I started by asking this person about how she would market my home. She explained that she would put our home on the MLS and advertise our home in her companies national web site.
Me: That`s what most Realtors do in order to sell a home.
Seller: That`s not all, when I asked her what else she explained that most Realtors like to show her listings because she`s a Top Producer! She kept telling me about herself, not what she can do for me!
Me: In another words she didn`t come prepared!
Seller: You came to my home with copies of magazines,a laptop,comps and never did you mention everything about yourself. You proved to me what you can do by bringing "Your Game to my table". She wasn`t doing that.
Me: I`ve never met this Realtor, I know she has a few listings in the area. I have no real opinion.
Seller: She`s old fashion and quite frankly I spoke to some of her Sellers and they`re not happy. It`s all about her, not her clients!
This got me thinking. In the old days, you could get by with that attitude.
Today, no matter how good you are or think you are Sellers need to be shown exactly you`re approach to listing and selling their home.
They`re no longer interested if you have on your Real Estate Signs a "Cute Red Hat and a Puppy Dog in your arm".
They don`t care if you look like you came out of the old TV sitcom "Dynasty".
Sellers want results, they want a listing presentation that simply explains what you`ll do.
As I finished my presentation, I looked at the seller and asked him for the listing. He smiled and told me I had the listing after 15 minutes of showing him what we could do in selling his home.
As Tim Leary once stated "You can be whatever you want to be this time around, but be prepared"....

I don't quite understand the reason for other Realtors wanting to show her listings because she's a top producer.
If my buyer is looking for a ready to move in 3/2/2 with a fenced in yard I pretty much don't give a darn who listed the ones I'm showing and wether or not they are a top producer. My buyer or any buyer for that matter, wouldn't give a darn either!
Different scenario: if I knew that a certain agent has a prepared brochure for prospective buyers containing additonal photos, sellers disclosure, area info, floorplan etc. I would have an incentive to show those listings before any other listings because the listing agent actually did something to help me and my buyer.FlaGal
