    Default Advertising free for FSBO

    I have been in the Real Estate business for about 3 months and I am pretty sure that I want to focus on nothing but buyers. With this in mind I think that my buyers should have choices of all the homes that are out there, including FSBO. I have decided to add the print outs to my books and to my website but I want to make sure that I am not crossing any lines. These FSBO are willing to work with agents that bring them buyers.

    Do you think that it is wrong that I am give the FSBO "free advertising"? I am not trying to take anything away from the listing agents, I just want my buyers to know that I am working for them and I am willing to show anything. I have gotten several 'for sale by owners' calling me asking for me to put them on my list.

    Will this cause me any problems?

    I let FSBO's advertise for free on my website. I see close to 3000 unique visitors a month on my site and hardly get any traffic to my FSBO section, Im thinking of getting rid of it.

    I would check with your MLS and comission before moving forward. Every MLS and RE commision has different rules.

    Default Open Listings

    Get what's called an 'Open Listing', where they agree to let you market the property & even put it in the MLS and agree to pay you a commission if you find them a buyer.
    This still allows them to market the property on their own or through any other agent with out owing you commission.

    This will help you build your business quickly and look great as you will have a bunch of listings. Other companies charge flat fees to FSBOs to put them online and you are getting them in the real MLS for free, until it's sold obviously...
