Door knocking
I'm going out this weekend to knock on doors of expired listings for the first time. I'm going to take a CMA for their house, business cards and ask why they think their house didn't sell. I want to keep it short and I don't want to come off as pushy, but helpful to them. I want to know what has worked for other people who have knocked on doors and what helped them get them listing. Thanks in advance!

Level III Bullet Proof
Make sure you take your bullet proof vest with you
If you are going to do that I would make sure the CMA is really tailored to them and looks A1, include photos of their home, maybe even have a draft flyer of their home (you have all the info in MLS).
ALSO A MUST, make sure besides your standard company services that you are pitching some unique ways to market their home that the last agent probably didn't use.
- Who throws 'brokers opens' these days?
- Open houses - Give Aways at open houses (make your mtg brkr & title co sponsor it
), I had one program that you would raffle off a short vacation, or you could do Homedepot gift cards or the like. - Depending on the neighborhood a unique open house to let all the neighbors come and preview (they will likely want their friends to buy it instead of strangers!) ie, a BBQ or free cocktails and appetizers as a happy hour
- Posting their home on international websites as well as local - it makes more sense for foriegners to buy in US now with the prices down, exchange rates great for them and compared to home these prices are still a steal!!!
- etc etc etc
- Make them feel your PASSION for selling their home, your not just going to stick it on the MLS - you are gonna sweat till it's sold
- (then charge 10% commission
, you'll be worth it)

I went to 5 houses. Three of the houses house must have re-listed thier house becuase they had sings up. The MLS said differently even though I checked that morning. And the other 2 houses didn't answer the door. I'll try again this weekend.

Not sure of the ethics behind it for you, but seems like the other realtors have been on the people before the listing actually expires...
I'm sure they recieve a ton of mail from realtors once it has expired, maybe you should be tracking when the listings are going to expire in your farm area & make sure that you are the 1st in..

Does A Scatter Gun Approach Really Work
I commend you for your efforts.
I hate door knocking. I did 28 last week to business owners in my area. I left them with some brochures etc and offered them a link on my blog.
My approach was to give them something for nothing.
