    Exclamation Another expired question

    Has anyone sent postcards, letters or knocked on the door of an listing that has been expired for at least 2 weeks and they haven't re-listed their house? I'm thinking of doing this. Any feedback will be helpful.

    Expireds can get a great way of picking up listings, though am sure they have recieved a ton of other postcards & letters already - probably much more cost effective to make calls & knock on doors?

    Or how about a door hanger type thing - that they can't avoid, designed specifically for expireds?

    Doorhanger sound like a great idea. In my market expired listings are solicited to death with mailers and postcards. Almost all of them are on the Do Not Call list or have unpublished numbers.

    I used to send a letter a week for seven weeks but the expireds who have contacted me only remember the first letter or two. Sending that many letters is very time consuming and not very effective. Postcards are less time consuming but again, too many agents are doing it.

    I am open to any new or inovative approach to working expireds.

    It can be a great way to get listings but you almost need an assistant when you get into mailings.

    I mailed to 20+ expired listings last week. They have left FL and went back up north. Their listings expired (nobody here seems to give a dang about aggressively promoting their listings!) and they are left with two options: list with another FL realtor or have the property sit and cost them tax money. I'm hoping to get at least a few responses.
