    Default Commercial vs. Residential

    Hello everyone. I have recently received my license as a real estate sales associate, but have not yet started working. I was offered a job at a firm (Keyes Realty, in Miami) that focuses on commercial real estate. although residential real estate was what I had in mind, this company is offering great commission splits. Here is what they propose: a $100 fee for processing my application, after my first three months of work, I have to pay a $100 monthly desk fee, I have to pay $90 for a book. I am also advised to take a "mentor"- one of their trainers-to guide me through the learning process, in return he gets part of my commission (this mentor thing is optional). for the first 60k of a sale the split is 50% and for any amount above that, I get 90%. is this normal? is it fair? How good or reputable is Keyes Realty? how much harder or easier is it to sell commercial real estate than residential? Also, does anyone know anything about Kerdyk Real Estate in Coral Gables Miami? they claim not to charge a desk fee, transaction fee or franchise fee and even offer post-licensing tuition reimbursement. I would appriciate any info or suggestions.
