    Default How far can I trust the sellers agent

    I'm very new at this. In fact I just completed my first purchase last week, and have never had a listing yet.
    I took some clients out today and we found the house they want. I have struck up a friendship with the listing agent. We have lived through very similar experiences and i really like this person. I admitted to her today my level of experience and she says she's going to help me look like a pro in the deal.
    I'm an ex cop and often a little suspicious by practice but basically very trusting by nature. I like her and think we can do business together and that I can probably learn a lot from her.
    I don't think for a minute that she'll do anything to harm me or my clients. It does raise the question though, if I was to have admitted my inexperience to someone less trustworthy, what kinds of things could they do to take advantage of me. in other words, what should the novice agent look out for from the other more experienced agent on either side of the transaction.
    I've already decided and committed to trusting this one and I don't make descisons like that lightly so I'm not really worried, I'm just looking for the future I usually like to negotiate from a position of strength.
    On my first deal the sellers realtor never knew it was my first deal and ithink i did well for my client, all requested repairs amd warranties were done and we got them to pay $10k for closing costs, in return for a full price offer.
    Anyway any adice is appreciated

    Real Estate agent and/or REALTORS ave to follow a certain level of code of ethics.
    I don't believe a Real Estate agent will take advantage of another agents.
    Now, It may occur but rarely then i guess...

    If you're looking for hypothetical downside risks... by tipping your hand to the other agent you could set yourself up for challenges during negotiations that you might not be prepared for. The advantage goes to the seasoned negotiator not the novice.

    Thanks for the advice, about what I expected to hear. I may be new to R/E but I'm 38 yrs old Ex-cop former Marine, and have seldom been 'taken advantage' of. I am still learning this stuff and one way to do that is to ask even the dumb questions.

    Thumbs up in the end she want the deal closed

    What she tell you may not be 100% true.

    One thing in commom is she want to close the deal. And you are in the same boat. Work with her and I believe you will be OK.

    Thanks that's been my feeling with her.
    THe Realtor on my last deal I did not feel that way, so hid my inexperience and got the deal done with a few hiccups.
    My problem with R/E is that my shop is about 90% loans and we do a little R/E but there is no one here to advise me so I'mlearning the hard way. I think I'll be moving my license to a R/E office and maybe not do the loans but instead give them to my brother-in-law who has been doing them as long as I have.

    Default My Experience

    I have worked with listing agents and buyers agents alike, and most of the time admitting your inexperience will actually be very helpful.

    However I have a good friend who is a new agent and we recently worked a deal together and the sellers agent was trying to take advantage of him at every step of the way. He would actually insult him when he called and treated him like a child.The sellers agent also tried to bully me into giving up information about the buyer and called me everyday during the process of this deal.

    The sellers agent threatened just about everything under the sun if we didn't close on time and in the end we ending up closing late due to the sellers agent error.

    Since you are a former officer, and accustomed to reading people I would say always go with your gut.
