    Default First Listing Pitch

    I'm giving my first pitch to an old professor of mine that is moving out of state this summer and looking to sell his house. He's was a good mentor of mine and I feel like I've got a good shot of landing this deal.

    What things should I address in the presentation? What should I avoid? What are MUST-HAVES?

    Where should I go?

    I was a comm major in college and I have no problem getting up in front of people, no problem speaking or selling myself, just would like some advice on common mistakes we all make. Obviously this isn't going to be perfect, but I like to be as prepared as possible.

    I am assuming you graduated from UGA. Well, in your presentation you should include: a CMA for that specific property, an analysis of real estate market in the area (recently I have been doing it for the previous 6 months, although some people do it for the previous 12 months), your marketing plan, copies of documents he should become familiar with (purchase contract, seller's disclosure, counteroffer, etc). That's all I can think of the top of my head, it's nearly 1am here and I really must get to bed. Good luck.

    Great info Maui, thanks a lot for the advice.

    Do you have a standard marketing plan for each house? Are there certain things that work better in certain markets?

    Both listings presentations I'm working on are located in college towns and they both have potential as incoming producing rental properties.
