What to include in a buyer book?
Hi-
I'm wondering, once a buyer works with me, what kinds of materials would be included in a packet for them? We have a nice company folder, a template with an introductoruy letter, a little about the company, but what else? Some people say put in everything possible - forms, checklists, maps, etc for every stage of the process, others keep it very thin.

There are a number of different ways you could do this.
Some real estate agents are more formal: they have a full presentation, etc. Some are much more casual and simply do a "coffee meeting" to get to know the buyer, find out what type of homes he or she may be looking for, etc.
Really, it is all about finding your style and what you prefer.

A nice compromise
I think you can never give too much information, but it's a question of how it's structured and where it is.
As long as you have a great index, and maybe "How to Get the Most Out of this Important Resource" you can repeat all the material online, again indexed via a menu. Then it serves a double purpose, assisting your clients, and showing off how thorough and professional you are to people who may be thinking of dealing with you.

MLS and IDX with Virtual tours
For buyers- it is difficult to check each items physically where as they are very happy with some legal documents and strong Virtual application online.

I have about 5 pages of stuff to give my new buyers. Especially if they are a First Time Home Buyer, they need to know the process step by step and be educated on what takes place when.
I have written up my own materials on the process, what I do for them as an agent, some common mistakes by new buyers, and a couple "needs and wants" lists for them to fill out.

You should include the map that depicts the roads and other places which can convince the consumer. You should make long paragraphs or statements, it will make your prospect's attention away from you. Find your style. Include only how the process works. What is this or that. Elaborate also what are their rights as an owner.
