Leads, leads.. leads...
Hi guys,
I'd like some help deciding to join a good lead producing program online.
There's so many scams and fake promises running amok internet when it come to leads that I'm afraid to choose one.
Any of you could point me to a serious and proven provider?
My biggest fear is also cold leads, already bombed by 500 other realtors.
I'd love to hear your stories (bad or good experience) about online leads providers

I would suggest avoiding most of the lead scams that will come your way...invest in your own lead generator... like a great web page.

I would agree with Thesa in regard to the long term. In the short term and depending on your market, PPC can still be a viable way to generate leads.
In regard to the various lead programs, there are three levels of programs.
The cheapest leads are resold to a minimum of 5 realtors. These leads tend to cost $20 per lead.
The next level of leads are sold to one REALTOR and tend to cost 40-60 dollars per lead.
The top line leads usually require a monthly investment and then a percentage of all sales closed.

It does help Chief!
Right now i'm considering joining a program that cost $49/month and 30% of my commission. Sounds expensive but still good money from closings I wouldn't have done otherwise.
My only concern is the validity of those leads.
If they are real, then I guess it's worth it.
Or maybe not?

Here are some thoughts about Home Gain Leads, House Hunt, and House Values. They are all true stories from agents that read my blog.
Side note for anyone that doesn't like HG, for the term "Home Gain Leads" I currently rank #3 behind only Home Gain (120+ million results). Would love a few links to that post if you have a place to put one, think it would be great to outrank them. Btw that post get 10+ hit a day, hope it has saved a few agents from giving HG money.

These are some scary stories you got there.
The Lead program I was looking at is HomeGain. They advertise $29.95 / month (and 30% off your comm) how did that guy in your link lost $700 after 3 months?!!
I mean everything is possible online but I didn't spot any hidden fee in their agreement.
Unless he suscribed to their other programs?

I had the problem you're having but what I've found is best is to just create your own website and spend some money on Google Adwords. That will instantly drive traffic to your website and help you get some leads right away. It is a great program as you can spend as little or as much as you would like on a day-to-day basis.

Not sure how it ended up being $700, but it looks like she was involved in a bait and switch. Could be common practice for all I know. To date all I have heard in negative reviews of HG, but I have never used them.

I'm going to give it a try with their basic offer at 30 bucks and see after 3 month if their leads are worth anything at all.
I'll make sure to report back to you guys how is it going. Wish me luck heh
