    Default Salesperson License

    If I get my RE salesperson license can I represent myself to purchase a home and collect 1/2 the commission? I'm assuming the other agent would be associated with or have a brokers license.

    Get license -- buy home -- collect half commission. Bada bing bada boom. Easy enough.

    I don't do business in your state but I don't see why you couldn't. Why you shouldn't would be another story. Make sure you let your future broker know your plans. (s)he'll be delighted.

    I may not be some easy 50/50 split. It depends. If it's a HUD your broker gets the entire coop and then you end up with the broker/agent split. If it's a listed home, your split would depend upon the coop, whether it's an in house listing or not, and then your split with your broker. Short sales are a different animal. But hey, you'll have your license so, you'll have all the answers the day you pass your test, and will be able to successfully represent yourself on what is probably the biggest purchase of your life.

    In theory this can be done but some listing agents disclose that commissions will only be paid to members of the board of realtors for that area. In addition, there are fees that must be paid to hold a license varying by board
