I write vacant home insurance. I also am a large investor in single family homes that can be rented.

Realtors don't seem to be aware of the need for vacant home insurance. If you are representing a seller and the house is unoccupied, empty, or vacant (or whatever definition suits the homeowners insurance company) the home CAN NOT be left empty for longer than 60 to 90 days in most cases or it will be UNINSURED.

None of the major home insurers insure vacant homes and will deny claims on vacant homes. It's amazing how many thousands of Realtors are not aware of this and give their clients bad advice like "just make it looked lived in" or "visit once a week." This Does not satisfy the homeowners insurance!
