New Licensed...Now what
I am newly licensed and faced with the task of building my business
I am sure the situation that I am in is the same as everyone else has been in at one time or another
I would appreciate any tips, tricks etc from seasoned professionals

Research the Your Area and the Economy before Focusing on a Niche
Reading the daily headlines can be your most important asset to effectively marketing the right target group. It can make the difference between the phone ringing or not. Many realtors due, to the economy are dabbling in other parts of real estate to make sure they survive through these tough economic times. I know many agents who have gone into property management because the time between home sales is too far. Many of them are also offering finding a buyer through a rent to own program so they can hold there property through the tough economic market until they can sell again for the price they want. Property owners don't want to 'dump' their property and lose all their profit, but, many cannot afford an empty mortgage for long. A rent to own buyer is a person who still wants to buy the property but, for whatever reason cannot right now, this way the mortgage gets paid and the owner still gets there asking price in the end. Although, you as an agent will only make a small commission on the front end you will still make your normal commission on the back end. Newly licensed here as well, licensed for about a new now.
Now what? Same question I asked myself when I first started. The economy was terrible as it still is now.
So I reverted to one thing. Cold Calls. Sounds bad, a lot of people are against it, but with times the way they are, I had to do something. I made about 200-500 calls a day depending on my available time that day and got about one lead a day. I'd call expired listings one day, then I would call renters trying to convince them that it was cheaper to buy at home with the benefits of a first time home buyer than it was for them to rent. All in all, you're going to deal with people yelling at you, hanging up on you, or whatever they might throw at you. But kill em with kindness and move on to the next call. You never know when that next solid buyer/listing is coming.
As of now, I'm a active real estate agent living on the bare minimum of one closing or so per month. It's better than not practicing at all. Hope this works! Good luck!

You want a tip? Read this one...
You see the street over there? Go knock on every doors, ask if they want to sell and/or if they know somebody who wants to. Do it every day, knock 1000 doors to have 20 leads, to have 1 listing. Repeat.

I say start off with letting your SOI know you are Realtor and you can help them with their needs. Next, find out your niche. It may be internet marketing, door knocking, working FSBO's or Expireds, First Time Home Buyers, Short Sales, REO's or what ever it is. Pick, you can't do them all.
Also maybe do a mentoring program at your office.
