First Listing...
What forms should I take when I meet with my new client tomorrow evening? I will be listing his home. I know I will need a Seller's Rep, property disclosure...
Anything else?

What state are you in?
Do you have an agreed listing to be signed or will you be doing your first presentation?
If you are just signing up the listing. You will need the following;
Get all the seller disclosure forms filled out that you will need.
Contact title and get the legal description include this with the listing agreement.

This is where your broker is supposed to earn their money. Ask your broker what to do and what not to do. The listing will belong to your broker so get them involved.
If your broker won't help you with this then you need to look for another broker. This stuff is way too important for you to get your training off an internet forum.
here are some forms you might need:
lead paint disclosure
residential property disclosure
agency disclosure
listing agreement
seller's net sheet
short sale addendum
owners association addendum
These are some of the forms in my state. Your state could be totally different. Talk to your broker.Your Outer Banks real estate agent. Learn how to buy Outer Banks foreclosures.

If your Broker or Sales Manager will not answer that question - RUN to another company as fast as you can. They should be excited for you and cheer you on while at the same time setting you up and going through the required paperwork.
Like I said before, if the manager or broker cannot take the time to do this - RUN Luke RUN

I am in Idaho and the only agent in my brokerage...I know that these things are what my broker is here for... I just just need to not worry about bugging him and ask.

It doesn't matter if you are in outer Mongolia - that guy (or girl) is responsible for everything you say, do and write. Their butts on the line (and yours) every time you deal with a member of the public.
You had best get used to ASKING any time you have an unknown. Otherwise, you may hve to make a long trip to Boise WITH your broker to answer for something.

I agree with greg there is a ton of stuff and not only do you need all the forums but they should be presented professionally in a custom folder with your business cards and don't forget a pen!

You know the formality very well and also as above members given good advice. i only say don't go with much lengthy form procedure which frustrate your client be with simple and necessary information.
