Broker Office question
My firt time on, Hi all!
I have question regarding office space.
In attaempt to cut down on office expenses I have an office where the entry is a small Real estate company in the front and my office has a door leading to the space behind it. Can a Mortgage broker be in that tandem space? Its a small retail location, 15 x 50. so we are tandem. Problem I think is that the space in the back (mortgage Co. space) is where the only bathroom is, the realtors and their customers must walk throught the MC office to use it. This leaves his door accessable by the realtors on the weekends.
Any Sdvice.
I obviously don't want him there if it will get me in trouble. Thanks!Joanie Shepherd

Hey Joanie, I'm not sure of the question you are asking. Do you lease the space as an agent from a broker? Or do you have a commercial lease for the office, or is it just a shared office solution. If it is from a broker it doesn't sound like they would allow it with that situation you described, but I guess all you can do is ask. Good luck!

Thanks Jennifer,
I was looking at a space that would be shared. Mortgage Broker in back and me RE Broker in back. Bigger problem I think is for the Mort. Broker becaue I am pretty sure he and I are supposed to have seperate entrences and no shared common areas like bathrooms.
I will check it out with the Real Estate Authorities today.

This is definitely going to be state specific so check with your local real estate commission. I am guessing there will be some problem with it, but you never know until you ask.

I have a suggestion why not install one of those folding walls so during the weekends, you could just close his walls so nobody could go there but of course you must talk thing over.

Accorrding to FREC you need a structural enclosed room, I just don't know if this applies to Branch offices and I have been on hold for hours on the legal hotline.
