    Default Las Vegas communities

    Just curious if anyone can tell me these areas:

    Mountain's Edge, Green Valley and Anthem

    How have these communities done over the last few years (re: sales, appreciation/ depreciation)? How are single family home sales expected to do over the next few years? Growth?

    I am a Realtor in the Green Valley area of Las Vegas. Green Valley is one of the most desired areas in the valley. The homes have an average value of at least $500K. The entire Las Vegas valley's average home price is about $320K. Green Valley is also a very appreciating master-planned community. Home prices will continue to rise in this area.

    Mountain's Edge is a new master-planned community where home prices are a bit cheaper, but brand new. The major problem with this community is that the entrance into the area has terrible traffic. It is on the Southwest side of town all by itself. The drive takes a bit to get to the closest freeway too. I am sure as soon as some of the road construction finishes up, this area will be more popular and possibly rise in values too.

    Anthem is a neighboring community to Green Valley. There are many smaller communities within Anthem. There is an age-restricted community which is 55+ and there is Anthem Country Club which is a very high end guard gated community on a golf course. These home prices are anywhere from $500K to $20 million custom homes. Of course Anthem also has a normal community which is not age-restricted and not guard gated. This is still a very desirable area similar to Green Valley. The demographics for these areas are very strong. These areas will also continue to appreciate very well.

    My office is on the border of Anthem and Green Valley. I live here too. I wouldn't choose to live anywhere else within the Las Vegas valley over this area.

    Are you looking to invest here or do you have clients I can possibly help you with here? Why such a concern for the area? I hope all this helps.

    Fernando, I don't really know what to say about your article. I think it is very misleading to some. You stated that residents of Nevada do not pay income tax! What are you talking about? Of course we have federal income tax that we must pay. We just don't have state tax.

    You also stated that business owners don't pay any taxes either. There is also business taxes that we must pay.

    I am not sure how you can assist me either. I am a Las Vegas real estate agent and you are in California. What type of questions would I have for you? If you have any questions about Las Vegas I am sure I would be more helpful to you.

    No offense, but I also do not like the long URL for your website. I think it is way too long. Just my opinion. Please don't take it personal.

    We should see the market strengthening over the next 2 years as major projects are finished on the Las Vegas Strip. These expansions are going to create over 100,000 jobs. These jobs will help the housing market
