Cool!
One of our client sites just went to #1 out of 241,613,719 for the KW luxury homes.
But as fate would have it we lost the top 10 ranking we had on Yahoo for the same phrase.
FWIW, we did this through 99% on-page optimization. We only have a handful out of 9K links that use that phrase.

Congratulations! MSN is a bit easier but still a very good accomplishment.
On another note I have the opposite effect in MSN. Zero on-page optimization and I have a site that ranks in a very competitive keyword.

The site in question already dominates G, Y, and MSN for it's primary KW's (as do most of our client sites
, but there are usually only 2M - 20M sites "competing" in these SERP's. I just thought it was neat to be on top of 214M.
But it also appears that the MSN index is very active right now. The site dropped to #3 for that term today, but daily up and down movement is not what is interesting about the change.
The interesting part is that today MSN is reporting only 117M results on that same search term. To vary by almost 100M results on the same phrase after only one day - and the number of results decreasing - that's the interesting part.

Generally when there is that much variation in a very short period the SE is using old data.

MSN is very fickle, though. I've seen their results vary widely in a week. Congrats on making it to the top. Hopefully you'll stay up there. Getting a number one ranking on any search engine is quite an accomplishment, especially with the amount of competition you faced. My hat is off to you.

Truthfully, I think it's a "garbage" keyword.
The people that search that term are more likely to be window shoppers, dreamers, and people looking for ideas - not buyers.

Okay know it all (insert sarcasm here).
What terms or KWP's do real luxury home buyers search? I have a luxury homes site that I am just starting up with one specific city on mind and could use some help in this area.

Buyers undoubtedly search by region or city first when looking to buy an existing home. I can't imagine someone saying, "Honey, I feel like selling our home and buying a luxury home" and then deciding which city to move to based upon the home style they like.
(Sarcasm right back atcha!)
The phrase "luxury homes" would do well for a home builder like Toll Brothers or another contractor.
How can you take advantage of the phrase luxury homes in your market? Optimize for phrases like "Phoenix luxury homes", "Arizona Luxury homes", "(insert residential community name here) luxury homes".
Granted, optimizing for phrases like this will not bring in huge volumes of traffic - but for most cities they are more likely to bring in buyers rather than window shoppers.
When I take on a new client, I literally spend days trying to unearth phrases that will bring buyer to their web site. And then I keep adding to that list as the year goes on.
BTW, I just checked Wordtracker and it stated that there are 165 searches per day for "Phoenix luxury homes". Overture shows only 8.7 searches per day.
