Since they have an attorney on their side, you should get one on yours. Needs to review the contract you have in place with the tenant to see what position you can take.

Consistency is key. You can't reasonably expect to get huge success just from doing something once. You have to build the trust/relationship over time.
No one has a crystal ball to see the future. So, its always a guess to at least some degree. That being said, Detroit might not be a bad idea to throw a small % of your money into and hope it works out. :)
You can get clients from just about anywhere if you try hard enough. Twitter takes patience, and consistency (and originality) to really make it a success.
