    Default Removing Someone From House Title

    I have a predicament here. I have a house that was owned by me, my brother and sister. My brother died and had 1 adopted son who inherited his share of the house. About 10 years ago, I sold another house to buy out my sister and nephew out of their shares of the house. They each received money and were to sign paperwork giving their shares to me. Turns out my nephew never signed the paperwork and is still on the title. I have paid the property taxes on this house all by myself for the past 25 years and paid for all the improvements myself. My nephew has never had anything to do with this house and never has contributed a penny. How would I go about removing his name from the title? Someone once said that if I prove that I have paid the property taxes myself for the past 10-15 years, there is a way to get the name removed. Can anyone help me out?

    You may consult a real estate lawyer to see if you can acquire full title under adverse possession or another theory. This theory requires the following: a five-year continuous period of possession, exclusive use (you are the only person using the property), open use of the property (the other person knows you are residing there), and payment of all property taxes.

    Based on what you said, you satisfy all those criteria.
