Buyer Agency Contacts
I had a client sign a buyer agency contract but I was shocked to see that they put in an offer with some other agent in my office. Apparently they thought that all agents worked together in our office which is not always the case. I was able to work a deal with the selling agent but what if he refused to give me a split of his commission? Can I start legal action since I have a signed buyer agency?

Guess that depends on how your contract reads, but then again that would look really unprofessional to the buyer (and any future referrals)
Plus I don't think your broker would touch it -they'd probably rather fire you - that is unless you are the top dog in the office.
I really just wanted to comment on this so that more of the new agents would see it as especially when you are new in the biz OTHER PEOPLE IN YOUR OFFICE ARE NOT YOUR FRIENDS, UNFORTUNATELY THEY ARE SHARKS WAITING FOR YOU TO DROP THE BALL - IT"S ALL BUSINESS BABY

I actually checked with a local attorney and was told that regardless of the signed buyer agency contact, the one who signs the real contact is the one who gets the deal. Plus any disputes have to go through our local association of realtors first.

Before the dispute goes to your local board you take it up with the other agent and then your broker. It should end there if you are in the same office.
