Is there a TN squatting law
Is there a squatting law in Tennessee? There is a home in Washington County, TN that appears to have been vacant for 2 years now. Occasionally the lawn has been mowed but it has been neglected nonetheless. I checked with the local trustee and the taxes have been paid. I’ve tried to contact the owners but no luck there. So is there some way I can purchase claim this house to keep it from being such an eye sore for the neighborhood?

There really is no "squatting law" in Tennesse, however it is one of those states that uses the adverse possession clause, which means that someone who had stayed on that land for years without necessarily being the legal owner or even the one who is paying the taxes, can have legal claim on the land. This is a very difficult law to get wrapped around with and can get very confusing when both the legal owner( the one who holds the deed and pays the taxes) and the claimant, begin to battle out who has the right to sell the land. Check with the local civil registry of the area as to who has the legal right( preferably the one the court has decided as the legal owner) to sell that land before you give out your offer.

Thank you for the advice. It appears that the taxes are being paid by a mortgage company. Still researching.
