    Default can a condo board tell me what i can and cant do

    can a condo board tell me i can't have 3 people living with me in a 2 bedroom condo providing the city limit is 3 people per say. can they tell me i can't drill holes in my ceiling to hang up ceiling fans from my understanding i own the frame pipes and the wiring as well as the insulation i just don't own the outside of the unit i always read all condo doc's i never see anything in there about having an eletriction coming in and drilling holes in the ceiling that i supossdly i own. must be a crap board

    They can only enforce what is in the condo docs. They can't make stuff up as they go.

    A 2 bedroom unit is allowed to sleep 4 people.

    Usually, with a condo you own the paper on the sheetrock and not what is behind it but it really depends on what is in the cono docs.

    Default Check HOA Rules

    Unfortunately, the HOA covenants, restrictions and guidelines manuals are usually so long-winded and written in "legalise", no one ever bothers to look at them. Dig them out of your closing papers. If you take issue with anything from the HOA, check the guidelines. They can only enforce what was already written and given to you. They can't just improvise and dictate to you. Good Luck!

    The Condo Board may impose restrictions upon unit owners through the agreements signed beforehand. However, the terms used may be couched in a language that is not familiar to you and that may include such prohibition.

    Condo boards and HOAs are creating a growing area for litigation. They often overstep their authority, but unfortunately their authority is not clearly defined by the authorizing documents.
    Read your docs, stand up for your rights, and, heaven forbid, hire a lawyer if you have to.
