    If what you said is a reality then the buyers have probably committed loan fraud.

    You sold the house at the price you signed the contract for so I don't see where you have any damages to claim.

    Their fraud did not affect you. You are simply suffering from a case of sellers remorse.

    The fact that you know of the fraud actually makes you suspect to being a part of the fraud. You gained from the fraud so I hope you can document just when you learned of the fraud.

    Very good description of it!

    If you think you got screwed in the deal then turn them into FHA for their fraudulent activity. It won't get you anything but maybe the home will come back on the market for way less than you sold it and you can buy it then.

    Default The Case, Don't make it one

    In my opinion Greg is correct based upon facts given. There is no damage incurred therefore there will be no redistribution of property. The point of your case would be without merrit as the object of the courts is to make the party incurring damages whole again.

    I also believe that reporting the suspected loan fraud would not be to your benefit as you have nothing to gain yet can be made suspect of the crime as co-conspirator as you indeed did benefit. The prosecution would have to find colaboration between parties which if the home was handled through realtors, agents, attorneys, etc there would be none. The problem lies in the fact that you have so much knowledge about them, their situation and the criminal act. The chain begins, who told you, when did they know, how did they find out, when were you informed.

    I have filed and won a many number of adverse possession/quiet title cases in Florida.

    Default No Case for this Real Estate Transaction

    The buyer may have done some things that were not ethical but they were related to their financing of the house which has nothing to do with their purchase agreement they signed with you. I've never heard of a seller who wanted to get their house back, especially in this market. Most sellers are thrilled to find any type of buyer and don't care how they get the deal financed as long as it gets to closing.
