    Default If I want to buy a piece of commercial property, do I need a Real Estate LIcense?

    In many state the law requires professional property mangers to have a real estate license, so I want to know that If I want to buy a piece of commercial property and manage it myself, do I need a Real Estate LIcense?

    Please Share your opinion.

    If you are managing your own property then you are not a professional and should not need a license. Typically, a license is only required when you preform real estate services, such as property management, for others for a fee.

    In my experience, you do not need a license to purchase and/or manage your own commercial property. In fact, I have been told that there are guidelines in the licensing agreement that can create a conflict of interest for investors. I believe you are safe on this one, however it's always best to seek professional legal council, especially because I am not familiar with the laws in your state.

    You should check with your state's laws about that. If your state does require you to have a license, they might be assuming that you are planning to sell the property in the future for a profit.

    All i want to add is that you must first checked the law in the place where you lived.I am not a lawyer but i really wish to be lawyer since i was a child.Now regarding in your case is i guess you must have a license to legalize the business that you've plan.You must go to your lawyer and discuss this issue.Thank you for sharing the problem you have and you are always welcome to lean on me.God bless!!!

    Like Greg said, unless you are performing the service for a fee, you should not need a license to purchase commercial property. There are tons of home and property owners that purchased their property without ever possessing a real estate license or hiring an agent.

    If you want to buy a commerical property then you should hire a local REALTOR to help you purchase it. Your Realtor should be able to help you answer these sort of local questions.
