Legal question about property Liens
(New Hampshire) If someone signs a quit claim deed - (to get out of a bad real estate investment) can he ( the grantor) put a lien on the house for work (no written contract) he did during his ownership?
he was the only one on the deed for 6 weeks.

A quitclaim does not guarantee to the person who receives title that there are no encumbrances on the property, such as a tax lien. Nor does a quitclaim assure the person who receives title that there are no other parties with an interest in the property unless the property is transferred through a granted deed.

I don't think you can put a mechanics lien on a house without a written contract.
