After I buy this condemed house thru tax lien sale, will all the contents of the belong to me? or do I have to wait for the x owner to remove the contents?

Well, I would first see if there is a RAZE order... You might find an empty lot, when you buy... Condemed, geez.

And the sheriff will have evicted the tenants before the sale, if there was anything left, it is yours, but probably worth nothing.

no there is no raze order.the house is still there. it was condemed by code enforcement. no power, water, gas, it was unsanitary, health hazard.getting back to my problem. I just wanted to know about everything inside the house. so the sheriff will evict him if they can find him and after that what ever is left is mine?

Well, if the house is already vacant, I suppose there is no one to evict, so what is there is there... Why do you know that there is something of value? (Like a hidden chest filled with crisp $100 bills? )

unfortunately i don't know if there is anything inside the house. the x owner still comes around once in a while, even though the house is boarded up. one of the neighbors told me. But I do know from the city code enforcement that there is a old car in the garage and who knows if there is any thing else. that is why I need to know if after the sale if the contents of the house were indeed mine or would i have to find where he is and have him remove all his belongings

    Its called abandonment.

Have a bill prepared with an insane refuse removal charge, and if you ever see him again, present it to him. Try to negotiate for a few hundred dollars, otherwise offer to forget about it if you never see or hear of his face around your area again.

You'll have to ask law enforcement what to do with an abandoned car on your property. Usually, you will have to pay for it to be moved, processed (paperwork), and towed for scrap at a junkyard.

You will likely have to pay for everything else to be removed and deposited at the local dump. Anything of value you recover will not likely exceed the cost in time and fees to dispose of a whole house of refuse. You could try a give-away yard sale just to save from loading and moving everything to a dump. Don't even move it to the yard, just let people come in and take whatever they want, including sinks, doors, bath fixtures, lighting, etc. Call donation vendors, they might come with some large trucks. If the place is a health hazard, maybe you don't want anything other than precious metals and non-moldy cash.
