Out of state Broker?
Hi,
My father is a broker in TX and is a member of National Association of Realtors. He told me to use him as my buyers agent and he would give his commission to me to help with move in costs (remodeling, furniture, ect.)
So the question is, can an out of state broker act as my agent in VA?

Maybe. But he's not going to be paid since he's not a member of your local board...unless the listing agent says otherwise.
Best case, he can refers you to an agent in your area and get a referal fee...
Of course, I'm not licensed in TX nor in VA. But still, I'm licensed in TN and FL and if I'm not from the local board here, I could get nothing unless I negociate with the local agent. I understand they don't have to share commission...
Double check and call your local board of Realtors...

You should get paid. You could submit the offer with no agent and just ask for the 3% back. The agent would be hard pressed to take all the commission if you were really being assisted by your father and did a good job doing your end of the work. Principles in the transaction can get paid no matter what.

Fortunately, (s)he's not located in TN, because here, this is what happen:
Are you licensed in the state of Tennessee? YES or NO (NO=no commission)
If YES, are you member of the local board of Realtor? YES or NO (NO=referal fee IF you ask for it)
The next door board is already doing 60%-40% with us and vice versa!!!
So, imagine if you are 100 miles away
I came, years ago, with a client to TN, being FL licensed. I ask to show properties and doing all the work ON SITE. I could hardly get 10% referal fee!!!
