    Default Lease Option Buyers

    Does anyone know where to look for buyers/renters who would be interested in doing lease options in West Palm Beach Florida and Stuart Florida?

    An investor of mine just purchased 18 units in a townhome community. He will hold the note on the property and 80% of their rent goes toward the equity. 3 year term.

    No inflated pricing.

    Buyer will need 1.5% Deposit
    Contract for purchase at Appraisal Value w/8% per year increase during option period.

    Run an ad in the rental section of the local paper. Your biggest job will be weeding through the riff raff.
    Find all the Outer Banks real estate and Corolla Homes for sale with the Outer Banks Association of Realtors.

    I do a lot of these kind of creative deal lately and I just run ads that say no bank qualifying. I get great results everytime.

    I agree with this suggestion, and I'll add a bit to it:

    Have an open house for a vacant rental.

    2 things this provides:

    1. Possible renter/lease option buyer
    2. Possible new buyer contacts

    We do this for some of our rentals with very good results!

    Thanks. We will start running some ads to generate lists. I also heard that going to the local Housing Authority may be helpful.

    craigslist, and call the local investor heavy mortgage brokers to see if they have some email database they can mail out to
