    Default Website Conversion

    Conversion is an art entirely. You can have people come to the website via ppc or SEO and not convert worth a dime.

    I have worked with some designers that could convert 25% of traffic to leads. They claimed to be able to pull off around 83% with different designs, but I saw 25% personally.

    I now use these conversion techniques to enter new markets. When I enter, I have leads. Simple as that.

    FWIW, site hits are a useless stat. For example. I could put 1,000 one-pixel images on a page, and every time that page was viewed my stats program would register 1,001 hits (one thousand images plus one for the page).

    More meaningful stats are unique visitors, return visitors, page views, and bounce rate. If you're tracking it, conversion goals is also an important stat (i.e. filling out certain forms, visiting certain pages, signing up for a newsletter, registering for your MLS, etc.).

    I think that the term "leads" is also misleading. If you ask 10 agents what they consider to be an internet lead you'll get 5 or 10 different answers. For some a lead is every time someone fills out a form (i.e. an MLS registration form). For others, they only consider it a lead when they make contact and qualify the intent to buy. Some agents even consider every site visitor to be a lead. Frankly, none of these is wrong. Just realize that when agents talk about internet leads you're sometimes discussing apples and oranges.

    Question - What are you doing to generate traffic?

    I average about 6,000 hits a month across all my sites.

    I find I have a 3-5% conversion rate on web leads, but I am not getting as many as you guys.

    I don't have to do much as my domain names are generic.

    Default Leads

    True fact. I am in a small area, less than 200,000 people. I generate several leads a day with my website. I do not list, and close 30-50 homes a year. A well placed website is very, very valuable!
