Use your website to Harvest leads...
How many of the real estate websites out there don't harvest leads?
Why spend all that money on design, seo, ppc etc only to let people visit your site & disappear without giving anything back i.e. their contact details.
In my view simply having a "contact us for more info" form is not enough.
Make people register to see more details.
Examples of how to do this:
Show the main image and some basic details to everyone but only registered & logged in users can see the rest of the pictures / slideshow.
Have some properties that are public & make the rest visible only to registered logged in users, then, when they users search have the usual shortlist results and a clear link / call to action to "register to see the other zzz properties ..."
People won't register you say? Well, in that case you don't want their custom, if they were serious about buying and about the interest in your properties, they would.
In my view it is better to lose a few for the sake of all the leads that you do get. Without making them register, you're losing them anyway...cskMicro: Advanced Real Estate Marketing Solution

I must admit I'm torn on requiring somebody to register. If my competitor is giving away the same information for free then why would anybody register with me?

Then that's not the information that they need to register to see, and I'm not saying to not have any public information just some crucial information ...
This may not apply to properties per say in multi-agency / MLS scenarios where you have the same properties as your competitors, but surely you must have some that they don't have???
Or, for example, you could have 30% or so of your properties publicly visible and the rest only to registered users ... in that scenario they don't know which properties until after they register, even if they are the same ones ...
Or "Register now and find out how you can save 1% of the buying costs ... ", as long as you can deliver what you promise, or you'll lose them ...cskMicro: Advanced Real Estate Marketing Solution

There are plenty of real estate website companies out there that provide a website that will allow you to adjust how many listings that a person can view before they have to sign up and provide contact information. It is said you need to contact anyone that signs onto your website within 2 minutes to be successful. So you need to be watching or have your signup notifications sent to your phone to be on top of it.

I think the best implementation of that is that the registered users will receive updates on the site first. Getting fresh and regular updates are important to some people.

Generating leads are the most important thing in this business. Requiring registration to view more information on listings is the best option to generate leads and to succeed in this business.
