How do you get your clients?
Just wanted to get an idea where you guys turn to generate clients?
Is it more of offline marketing, like yellow pages, etc or do you guys use any lead services online mixed with personal website/facebook/social media, etc

Get Most Clients Offline
I have gotten all of my past clients from offline efforts including:
Referral Networks, Meetups, BRN and door to door, but I am now experimenting with online marketing after getting a local guys help and insight. I think its important to leverage every medium you can as long as you have the time, know how and if it works then you have to.Peter Van Dam Broker in San Jose. Target marketing
I get a lit more leads now through being consistent with my marketing offline. I read about target marketing and now apply that strategy in my marketing and have seen some improvements.
I also "test" my marketing messages now. Instead of printing up heaps of flyers and sending them out. I make up a couple of variations and send them to different areas to see what performs better, then print in bulk.
Local advertising is very effective, but it has to be at minimum every 2 weeks. Expensive but well worth it.

You need to balance you offline & online. Remember you cannot sell real estate sitting behind a computer, you need to get out an meet people face to face.

Real estate marketing to the next level
After mnarketing for years strictly offline, I have taken most of my marketing efforts online over the last couple of years.
For getting sellers' leads, I have a website that targets sellers (especially distressed sellers facing foreclosure or who need to sell fast), offering tips and a report. I collect email addresses and leads that way. For building a buyer's list, I have a landing page for investors/buyers looking for bargain properties, advertise the landing page on Craigslist, Google Adwords and Google Places. I keep my buyers' list active with newsletters, emails and links to my Postlet Gallery properties list.
I also network with buyers and sellers by making them friends on Facebook, Linkedin and Twitter.

Mixture of both
Most of my business comes from offline marketing, but I am trying to shift that into online marketing. More and more people are starting to realize that the real estate industry is shifting in that direction. Im going to get as much of a head start as i can!

I get most of mine online, however I am definitely starting to add in a lot of the old school methods which makes for a good balance I think.

Both. In the end, you need to be face to face to people for things to work out. I build relationships online, but ultimately gun for real contact. I also cut this corner and get out in my community and just get face to face with people. So far this second method is one of the best for me in terms of business.

We focus on online, mostly search engine rankings. Not much benefit from social networking sites, or bookmarking postings sites.

More Examples please
I see many posts using online and offline marketing that sounds really good. Can you please provide more examples of what type of online and offline marketing.
For me, I do a lot of Craigslist ads and was able to generate many lease leads in my first year that started to pay off on the second year when some of these tenants became qualified in the second year.
Also started to focus more to generate buyers from Craigslist and sold 7 houses so far in 2011 and working with 2 more buyers.
Didn't see much from facebook, I introduced to all my friends that I am in real estate and helped couple of them to buy and sell houses last year but still this is just limited.
Working with buyers can take long long time and i want to be a listing agent more than buyers agent.
I want to have a mix of online and offline marketing to find sellers. Craigslist doesn't really bring sellers, so I am not sure what online marketing is used. For offline marketing, I am thinking more about postcards. I made my mind on which areas I would like to focus on but I am still doing a lot of research on Postcards to find the most reasonable prices, and the hard part for me is the messages on the postcards.Homes for Sale in Sugarland, TX - Helping home buyers and sellers in the Sugarland, Missouri City, Richmond, Katy and most of the Houston Area to save money on their real estate transactions.
