Ummmmm, perhaps explaining further would be more useful to the rest of us. When you say 'integrating your tools', what exactly are you referring to?

When we say leads, it means conversion or sales. I think blog commenting is useful for providing traffic but for leads, I think there's a little percentage of conversion. I think the best way to get leads is to get referrals from search engines. But to make this effective, the site must have great content, simple navigation and also quality service.

Has anyone had any "leads" from Twitter? We have been using Twitter not to our full advantage really but have seen people that spend all day every day on Twitter but have yet to actually generate any form of business at all from it.
In my eyes Twitter is not good for generating leads, solely for networking.

Twitter and social media are good "conversations starters" to get yourself noticed, from my experience. Twitter and social media are like being at a party, you talk about lifestyle things and then you can use it to refer people back to your blogs, facebook, Youtube videos ect.
Most people abuse twitter and just start selling things right there. a good rule of thumb is:
If you wouldn't do it at a social gathering or party don't do it on twitter. I am trying to unfollow anyone that is constantly selling things.
Like the guy that goes to a party and all he talks about is his business and trying to sell stuff. No one really likes that guy.

Then again, I see many people who do nothing more than social media; never selling more than one or two homes a year. It's all about balance and working what works for you.

Much agreed. Twitter is far too saturated with solicitations of all sorts. Millions of automated tweets per day mean that your tweet becomes lost in an abyss of affiliate links.
The chances of a potential client in your area seeing your tweet among all the others is highly unlikely."Money is not the most important thing. Love is. Fortunately, I love money!"

Differentiation is the Key
I agree, you can post on Twitter until your face is blue and still not generate one penny as a return on your investment of time. In my opinion, whether you're on Twitter or any other online media, differentiation is the key.
If you haven't checked it out, I recommend a book titled "Wizard of Ads" by Roy H. Williams. Although it pertains specifically to advertising, I believe there are lessons that can be learned and that can translate to any type of marketing/public relations/lead generation.
It really opens your eyes up to the value of thinking outside of the box...something that I believe is a MUST on Twitter.
So on the one hand, I agree with the author of this post. At the same time, I believe there is a solution to the fact that Twitter has millions of daily tweets that are getting lost somewhere in cyberspace.
Anyway, that is just my humble opinion. I have to admit that I'm not working my Twitter account to generate leads, so I can't necessarily say I "practice what I preach", but I can say that differentiation will set you apart wherever you're applying your marketing efforts...

You forgot to mention Google Adwords. You could specify your campaign to only be displayed in a certain radius of the property, and market under keywords like "buy a home" and "house listings"
