Flipping properties for fun - and for a living!
Hello,
My name is Justin, and I am a full time real estate investor, and also a licensed Realtor. My main source of income is through my real estate investments. I own rental properties, and I also "flip" houses that I buy and sell. I have been involved in just over 100 flips. I focus a lot of my energy on mid to lower income neighborhoods.

hello there justin, now sales are going high. allot of the contacts i got flipping houses are booming this still in this last quarter of the year hopefully for years to come to.

I agree with Justin's strategy to both have rentals AND focus on the mid to low income neighborhoods. It seems the faster flips and the potential to just turn a flipped home into a rental is better in these neighborhoods. Anyone sitting on the fence is missing the opportunity to build a huge portfolio of rental property because of all the juicy deals available.

Id like to learn how to flip real estate properties easily in my area I haven't any money to invest I just need tips on legal ramifications and matching buyers to sellers I plan to go to college and stay full time involved in this.

What is the main source of the deals you're flipping right now? Primarily foreclosures and short sales? Wholesale deals used to be easy money in Minneapolis however it seems like all the investors have disappeared.

I would like to flip properties since they seem to be the easiest I have read a little about it in a book, but I am looking forward to now investing all my free time into this hobby. It's a point of view.
I really think flipping the contract is easier. And once you have enough money from there, flip properties as well...
While you earn less by flipping the contract, it's more secure down the road...
