    Default Hello!

Hello, I'm obviously new here. I'm 24 years old, and working as an analyst. I intend to attend law school in a year or so. Not really in any hurry, but in the meantime, I'd like to invest in some property. I'm targeting the Miami area specifically foreclosures. Would anybody have any advice as to how to get started?? I'm rather new at this, but I figure now would be a great time to start! Thanks in advance!

Since you have no experience in investing in forclosures it is imperitive that you work with a good broker that specializes in foreclosed properties. Not all foreclosures are a value it is the case that frequently people buy foreclosures that after the repairs end up costing them more than market value of the house in good repair. If you are hell bent on doing it alone realtytrac.com can be a good avenue for information on foreclosures. In addition to this you will get your best buying opportunities when the home is in pre-forclosure. Hope this helps and good luck.

Thanks for the advice! I actually already registed on that site because I've heard that it's good. So you would recommend using a broker that the site recommends? If not, how would you tell if a broker was good or not? These questions might seem rather basis, but i'm learning from the ground up. Thanks!

No I would not recommend using a broker that the site recommends because agents pay the site for the recommendations. How you go about this depends alot on what part of the country you are in. If the public version of the MLS in your area gives you the ability to search for foreclosures than you can do a search for foreclosures and look for the agents that come up the most often as the listing agent. Then interview these agents asking them how much experience they have with assisting buyers in purchasing pre-foreclosure and short sales. If you post the agents answers I can help you pick the best agent according to their answers. Also if you give me the exact area you will be looking for property in then I might be able to refer you to some quality sites to do your research on agents.

If you are interested in foreclosures in the Houston metro area then I can help you and you can do a search on www.HAR.com
