New Member, But An Old Pro
I'm a retired mortgage broker and am currently doing some investing. I'm mostly concentrating on my foreclosure website and doing real estate consulting at the present time.
In the past I've been a land surveyor, a fix & flip investor, an appraiser, a real estate agent and for the past 8 years was a mortgage broker until I retired in 2007.
My real estate career spanned over 40 years so I've seen a lot of changes in the industry and have a lot of knowledge to share.

I'm impressed. You seem like you've led a very fulfilling life, Don. If that is your name? My dad's name is Don actually. Anyways haha, It's people like you that make these forums a valuable place for information. Hope you stick around and help us newbies out.
So what did you usually do in real estate? Just fix up houses then sell them? What was the usual profit, and how long did it take to fix up the places on average?
It'd be great to get some answers.

Yes I am a Don for whatever that's worth. To answer your question on buying and selling houses I did all phases from finding them and wholesaling them, to fixing them and flipping, fixing and lease optioning, I've even rented a few but I'm not keen on that. Lease option is the best way especially with limited funds. One of my favorite ways is to lease option a house and do a sandwich lease to a tenant buyer. As long as the option fee is higher from the T/B and the rent amount and sales amount are also higher this works well. Another good lease option method is to sell the option. That quick easy and clean.
As far as average profit there really is no average. Sometimes you make 1K and sometimes 100k. b

Bonhamsurf, welcome to the Real Estate Forum. Thats quite a leap from NC all the way to Hawaii. Will you be stationed in Hawaii or do you have to stay in NC or maybe you split time. Even if you just split time that would be cool. I envy you.
I understand the RE market is not that bad in NC compared to most everywhere else. I guess is must be pretty good in Hawaii if you're opening an office there.
