Short Sale Negotiating Firm...and I'm a Realtor...and investor
Hi everyone - I'm new to this forum so I just wanted to say hello and introduce myself.
I'm a Realtor and investor in San Antonio, Tx. I'm currently buying SFR in order to seller finance or rent them out. I'm looking for cash flow properties. I've also done a number of fix/flip but with the way the market is right now and the min credit score about to go up, we're taking a break with that after we sell our most recent rehab.
My business partner and I have started a mitigation company geared toward helping busy Realtors and investors negotiate short sales with the banks. We initially started with the intention of buying low and re-selling to end buyers for a small profit. This idea has gone out the window since many before us already jumped on that bandwagon and the banks have wised up and are making it very difficult to do an actual ss flip. We've found it's much easier to negotiate for an end buyer and much faster so we're able to help the sellers move on with their lives much sooner. We're about to expand to our immediate surrounding states so if you're interested please send me a message and I'll tell you more about it.

Very interested.....
Short sales are still viable of course, but who is benefiting the most today? I know loan mods were supposed to help people out, but there were so many situations people could not prepare for such as the wait period. Does a short sale go through appraisal/inspection as well?
