    Default New to forum!

    Hello my name is Antonio I am currently going to college. This was my first year, I must say it went very well... got a 4.0 first semester and a 3.8 second semester.(total opposite compared to my high school grades, lol) I really like to learn but the thing is I have a nice free summer ahead of me and I am really interested in real estate. Hopefully this is a friendly and helpful community that maybe one day I can give back to

    Thank you for welcoming me into this community! My buddy just paid 500 bucks for a rich dad education seminar which he brought me as a friend to... they basically talked most of the time about selling their advanced learning course. But what I did learn there gave me a broad understanding of Real Estate and gave me a jump start on what I need to learn to get into real estate.( I am not going to join their program though, the way they convinced people to sign up with their credit cards I thought was ridiculous) Even though I was not happy about how I came there to learn real estate and had a 2 day speech on their advanced learning, but the one day that they actually explained real estate to me was enough for me to want to learn as much as I can! But right now I want to get into wholesaling just due to the low amount of cash I currently have. I currently understand the main idea of what wholesaling is but I defiantly have much more to learn about it. I want to focus on Wholesaling and while doing that expand my knowledge on real estate and start to invest in many more parts of real estate

    Yeah, there are a lot of "gurus" out there that have that program... I am not that way... You want to get trained on a certain subject, I will give you enough information, that you would have thought you got hit with a firehose. That was the reason for creating The REI Training Warehouse... I was getting frustrated with paying good money to listen to another sales pitch.

    Hmm, well... Okay... Wholesaling is not that difficult... Just find a house that has a good up-side, find a rehabber that will give you more than what you can get the house for, and assign the contract over, for the margin. (Of course there are other variations of this process, but basically all the same.) Now, it sounds easier than what it sounds like, (at least the finding of the houses, the rest is pretty easy,) but it is pretty simple none-the-less.

    I noticed that you said that you want to wholesale, due to the low amount of $$ you have at the moment. Having a lot of $$ is not necessary... OPM, remember? If you learn many of the ins-and-outs of OPM, you will find that you could develop transactions that require none of your money, or maybe you might walk away from the closing tables with a few bucks.

    Ahh, you have a lot to learn, my little grasshopper!

    haha yes I do!!!! I am extremely excited to learn! Thanks again for responding to my post. I realized that wholesaling is explained as being really simple, but i still want to have more knowledge and strategies on creating a buyer-list, what sellers to find and where ( i do understand distressed houses/people... make sure you make atleast 5 percent profit of what the seller is asking for), and learn more about the exit strategies and much more before I get started. But all I know is I have this whole summer free of college and I AM GOING TO LEARN AS MUCH AS I CAN!!!!

    Ahh, the old PARALYSIS by ANALYSIS syndrome. Too bad, it COULD mean the difference between starting next semester with a few extra bucks in your pocket or having "a little more book knowledge." Hate to tell you, but you will never know "enough" to feel comfortable. Sometimes you need to jump off the branch to fly. Though you can lead a horse to water, yet can't make it drink, so I can only try to push you... It is YOu that needs to take the step.

    Thank you for the post... and I will make sure I start taking action, I understand Real estate is an infinite learning process but I have a goal to get out of my comfort zone by next month LATEST and start getting involved with wholesaling.. I just do not want to jump out their uneducated even though wholesaling has a low-risk investment.

    ( You don't understand how much that last post helped because I'm finding some way tomorrow to get involved start browsing for sellers and start working on my buyers-list )

    Welcome. I too am new to this forum and I'm also looking to continue to learn as much as possible. REIT was right on when saying you will never think you have enough 'know how' to be confident at the start. It comes by 'doing'.
