    Default Thinking about becoming a real estate agent?! Any thoughts?!

    Well I have never done real estate. I am thinking about getting into the industry, I have no idea what I am going to get myself into....haha!! Could you guys please just give me some advice!!!

    Real estate is a great career choice in my opinion. You are going to need to know your market well and learn to be a real professional to stand out in this economy.

    If you are willing to learn and willing to work, you can make it even in a down market.

    You DO know that you don't need to be an agent to get involved with RE, right? Just wanted to let you know that you could be an investor, without being an agent.

    So, what are your plans? If you want to help people get into homes, then great, be an agent... If you are just looking to invest in RE, then be a RE investor. You could be both, it all depends on what you want out of life.

    Anyway, good luck in your decision.

    If you're going to invest in Real estate I would highly recommend getting a license. It takes a few weeks and an exam, but you will save thousands on commission and the knoweldge you gain will last a lifetime.

    Well, IF they are looking to INVEST, and not provide a agency service, I would highly recommend that they don't. It is NOT necessary to INVEST. Now if they plan on getting their properties through LISTED properties, and are planning to LIST their "for sales" on the MLS, then I agree with you. Then they will save on commissions, otherwise there are endless number of ways to INVEST without a license, through the MLS is just one small way.

    If you do get a license, then you will have a lot more red tape when you are buying (or selling) as an individual, and not as a RE agent.

    I just wanted to throw out my opinion, since a license is not a requirement for RE INVESTING, and it could be a hinderance... If they are only looking to become INVESTORS, and not utilize the other aspects that the license "provides."

    Do it! Get your license but be ready if you are going to list and sell properties that it is going to be a lot of work. If you’re looking to just invest and have the license for access to more information like the local MLS. Then just be ready to tell people this. You will however find that you will be considered a professional and any quasi unethical dealings that you do will be scrutinized to the fullest. You have 3 types of RE agents in my opinion.

    The Professional Commercial or Residential Broker, markets for listings and represents buyers in the purchase of anything attached to the earth including businesses. Every once in a while they are actively adding to their own portfolio.

    The Part timer Real Estate agent, works somewhere else and every once in a while becomes a legal liability for their broker, and sells a property.

    The Investor agent either looks for his own deals only or and sometimes sells on a part time basis properties that are not theirs.

    Pros and cons of having your real estate license may include
    Cons:
    Need to disclose that your RE agent…
    List that you’re a RE agent on all your owned listings…
    Classified ads related to marketing for RE will need to include your Brokerage info…
    Held to a higher legal standard…

    Pros:
    Access to your local MLS and property history info…
    Some tax advantages and write offs…
