Hello All
Hello everyone,
My name is Adam and I am a real estate developer / internet enthusiast. I started off creating a few internet companies. After selling/merging a few of them I really wanted to try my hand in real estate investment: specifically flipping (and restorations).
I formed my own real estate company, out of Orange County, CA. So far I have acquired 4 properties out of foreclosure. Two of them are completed (we are renting until market can make some sort of rebound). We are still working on the other two.
I am really hoping to meet everyone and get some tips (to make sure I am taking care of everything correctly). Thanks for having me!
Adam

Welcome to the forums Adam. Brave man to try the flipping game in this market. I suppose anything is possible if the price is right. Best of luck to you and your company.

When flipping now-a-days...
make sure to calculate for the continued declined in value while repairing and selling. Welcome to the site !!!

Honestly, I'm very skeptical about the real estate market right now and also in the near future... everything is stuck now. The banks, the sales, the buying, the building material companies...too bad for all of us

investing in RE
I get from your post that you're successful already and have money because the only way to get this done in Orange County is have money. The homes are not cheap there,so the monthly payments must be huge for you.
I did what you're doing now a few years ago and had some success until a project that ruins it for me. It was a rehab from hell. The whole thing need to be gutted because of this or that. And it took 6 months longer than originally planned for. Luckly, I brought it with cash, so no payments.
The good thing right now is that a lot of the subs are hungry for work and you can get them to do stuff for pennies on the dollar.
