Hello from Northeast Ohio
Hello, my name is Craig and I live in Northeast Ohio. I just got married this past October and will be entering the housing market this summer when my wife graduates from college. We will be looking to either buy a newly constructed home or purchase a piece of land and build on it. I look forward to the exchange of advice here on this forum.

Hi Craig,
Welcome to the forum. Take the time to talk with various lenders regarding financing prior to jumping into the real estate market if you are thinking about purchasing land and building. Many of the guidelines have changed and construction loans have gotten a little tougher. Best of luck.

Build definitely.
I've been involve in RE for over 10 years from rental properties, rehabbing, building new homes and everything in between. Here's my advice:
1. find a home with a large lot in a nice area, where bigger more homes are.
Most of these homes tend to be older.
2. next go to city and split the lot. ask the city planning office how.
3. once split build a new house on it.
It takes a bit more than 3 steps, but if you take the time to do this you can easily gain 100k to your net worth. or the alternative is to go into a new development and talk to some build who will let you buy a lot from them. There are many builder sitting on a lot of lots. Also banks owe a lot of lots now, too. Ask your local credit union if they're sitting on any lots they' d like to get rid of.
In summary, build.

I'm definitely going to build. I'm trying to secure a land deal right now. Hope I can get this thing off the ground in enough time to get the tax credit.
