    Talking Our market is still "HOT" in Mississauga Ontario

    Hello everyone,

    I just happened to find this site, looks like a great forum.


    With all the doom and gloom about real estate in the press and on the internet, I thought that I would share some experiences in our local marketplace.


    Mississauga is adjacent to Toronto Ontario on the west side and we've been booming since 1995. Certainly our market has softened over the past 12 to 18 months, but we are finding that there is a shortage of supply in some areas of Mississauga.

    It does not seem intuitively correct, but many of the properties currently on the market have been there for some time, are tired and not updated. I've been fortunate enough to sell two homes in Mississauga where both sold in less than 10 days because they showed very well and were priced right.


    It's not catastrophe out in our Mississauga marketplace, just a slower paced market, there are still hundreds of homes selling each month. And this is the truth, there is still plenty of business out there, we just have to work harder and smarter!

    In areas that are being hit hard you can still have money making potential. You just have to get creative and fill a need for the current market. These are a few things that are woking well in Las Vegas for me:
    -Lease with Options, AITD's,Contract of Sales,OWC
    -EVERYONE wants a rental property right now
    -Commercial leasing is going well if you have owners that are in a position where they can offer great lease rates (like a $1 asqft in locations that were previously $2 or $3 a sqft)
    -Short Sales are HUGE right now. We have a process in which we can complete Short Sales in 45days!
    -Loan Modifications and Loss Mitigation is another biggie right now.
    -Short Refi's will becoming more popular in 2009 as well.
    -If you have buyers they can buy REO's dirt cheap right now and get positive cash flow on the rent.

    These are just some examples of how I am staying busy in these crazy times. Stay positive and welcome ABOARD!

    Hi Robert,

    Looks like you have many more ways to keep busy compared to us up here in the frigid north!

    As you say, we have to stay positive, we will be out of this down market within a year or two and it will eventually become distant history!
