Real Estate Agent from Cyprus
Welcome to the forum Kirgin. What are the main differences in the way real estate is bought and sold in Cyprus as opposed to here in the States? For instance do you have Multiple Listing Service? How do you convey property?

Things are different here
Thank you for the welcome donrock;
We are located on the Northern part of the island I would say things are quiet different here in comparison to the USA. We are ever so much smaller of course and after the war in 1974 the northern and the southern side of the island have separated into the "South" (Cyprus/EU) which is internationally recognized and the internationally not recognized "North" (Republic of Northern Cyprus KKTC/only recognized by Turkey). It is a complicated issue in many respects and even so everybody involved (incl. Northern and Southern Cyprus, Greece, Turkey, UN, EU and USA) is trying to find a solution - things are progressing, mildly speaking, rather slowly.If you like you can read more on this issue if you search unter "Cyprus Conflict" on the net.
Mostly we list through our own webpage as well as other Estate Agents webpages and other internet medias and we can convey only our own properties otherwise everything goes over the original owner/lawyer.
It never has been an easy market and the sales boom in 2005,6,7 resulted in building boom that we are still trying to absorb.The buying boom had come to an end early in 2008 so we are actually in this "stagnant/recession " position since quite some time. Since prices however had now time to adjust and owners have learned to become more flexible about payment methods and schedules, administration is starting to catch up as well and buyers have become a bit wiser to the business of real estate and it's particular pitfalls on this island things are leveling out.The markets have shifted from traditionally English to local and new markets that are being worked on. It all takes time but we think of it as "sorting out the business" and are quite confident that by April/May of this year things will start to pick up again.I hope this answers your questions at least in some respects. How about you? Did you ever handle any international customers/overseas trade and what are clients favoured destinations overseas? What measures are you implementing in order to make things work for you? How do you rate the value of this forum for yourself? Looking forward to your reply.

Hi Kirgin,
That was a pretty eye opening post. I guess I shouldn't complain about the RE business over here as it sounds like a real battle over there. As you've read in the papers or heard on the news our RE market has pretty well had a meltdown due to credit, overbuilding and too rapid appreciation. It will take a while but we'll get back on track sometime in the future. I've been through a few of these in my 40 years of RE experience but this one is likely the worst.
