Creative Real Estate Investor
Hello,
My name is Richard, though you can just call me RICH!! I am a private real estate investor, having begun in 2003. I am NOT, nor do I ever plan to be, a realtor or broker, but I am willing to work with you if you are. I am also looking for mortgage brokers to work with. You do not necessarily need to know anything about creative real estate buying techniques as I will help you learn, but need to have an open mind and the ability or willingness to earn commissions on a different level than you most likely are used to. Some of you may be familiar with what we do and I welcome any feedback, positive or negative that you may have.
I can help sellers who may be over-encumbered, priced too high for the present market, financial distressed, or that just do not want or need more than one mortgage. I can work with owners in nearly every situation in nearly every location of the United States except LA and TN. I am affilated with over 17,000 other investors throughout the United States. And I can often make Full Price Offers, depending, of course, on each individual circumstances.
I can help buyers who, for whatever reason, cannot qualify for conventional financing, whether it be the lack of the 10-20% down payment, new on the job, self employed, or a poor credit score. I am NOT a mortgage broker or lender of any kind.

It's always nice to hear someone who is willing to help "us", the real estate agents. After all, we have no ideas about creative purchases or financing.
The only thing is the willingness to receive a commission other than standard procedure, like cash under the table. Make sure to talk with our brokers as well though...
Now, since we buy 'subject to' for ourselves, create notes, flip the properties or the contracts, assign documents, "sub-lease" the purchase to avoid the due on sale clause, or anything else, I'm still wondering what we can get from other investors...And we find anything on our MLS or from our prospecting...

Not cash under the table
Not cash under the table, more like cash in the bank!! We want to help you sell properties that you just cannot sell for whatever reason, such as; the owner has it over priced for the market, they owe more than they can sell for, they are getting behind but not so far as to short sale, it has been listed over 6 months with little or no interest, it needs improvements to make it marketable but the seller can't or won't do them, to name a few. Or maybe you've had a buyer come in, get pre-approved, only to have the loan fall thru at the closing table. If we can get the seller and buyer to agree to work with us, we may be able to 'close' the deal anyway. The realtor still gets their commission, but it may be at a later date, or it may be some now and some later. Its all in the contracts [and WE do ALL the paperwork, even using YOUR forms if you like] so you are guaranteed to be paid!!
