From Las Vegas Happy Holidays to all of you. I am new here and this is my first post. I hope to add useful information when possible and learn a lot from my peers. I am a huge believer in the free exchange of information so we are all able to make more educated decisions for our clients as well as for ourselves. You are correct, Las Vegas has been hit very hard just like Florida. We lead the country in foreclosures for quite a while. Last month the average home price still fell 3%. With that being said, we are one of the fastest selling real estate markets in the country right now. Bank owned homes are priced dirty cheap and are beginning to sell like hot cakes. With way less homes being built we are beginning to move our inventory of homes for sale. I believe we still have a long road ahead of us in order to get back to a stable market, but at least confidence is starting to rise and homes are being sold again even despite the credit crunch we are all facing. You can often find homes listed for cheaper than it would cost to buy the land and build the house from scratch. If you have the money and plan to hold a property for a long time prices are at all time lows in some neighborhoods. I hope this answers your question. Thanks again for welcoming me to the board.
