Hi From Canada
My name is Frank Richardson. I live in Canada, and
I am working as a Commercial Property Scout
for Maverick REI, and NACREPS. Although I
have, and continue to submit many properties
that meet there criteria, they have not bought
any ( so their systems indicates ) although I
have four properties ( that their system indicates )
is Under Research. I have one property in that
position since July. I have asked them to
provide me with updates, except none are
provided, although I asked three times.
I was just wondering, does anybody else
work as a Commercial Property Scout
for Maverick REI / NACREPS, and what
has been your experiences or is this
just another scam.

Hi Frank,
NACREPS is definitely legitimate. Maverick REI is one of their affiliates.
I'm told they are pretty growing fast and they have been around a long time.
The people who analyze your deals are experienced, and very astute investors.
But they don't like to waste time. Your time or theirs. They are constantly reviewing deals and they know exactly what they are looking for. So when it doesn't fit their criteria, they are quick to tell you and then you either have to get more information, revise the numbers or let the deal go.
If you're thinking about becoming a property scout, I don't think there's anyone better to learn from. It's where I learned from.

Thinking about Property scouting
Frank, I was thinking about your situation the other day. About the folks at NACREPS, and I have had this happen to me:
Sometimes deals are largely matter of timing. While they may not want to pursue the deal immediately, it may still have merit and they might be reluctant to kill it. Because the price or the terms or the situation may change for the better.
Now just because they sit on the deal, doesn't mean you don't have other alternatives.
If you think the deal has real possibility, you are free to structure a deal with another investor. And the interesting thing is the NACREPS folks actually encourage you to do this. As a property scout, you are free to do the deal with whomever you want.
But my only advice at that point is to make sure you understand the investor's aquisition criteria in detail.
