    Default What is IDX Solution?

    Hello Everyone,

    I am webmaster and i am being a newbie to this real estate community want to know more on IDX solution and what is this all about.

    I see this words in all real estate terms and just wanna know about it.

    Refers to the frontend (visual; user-experience) as well as the backend (programming; code) interface that is written to pull listings (property data, pictures, number of rooms etc) from a central database (MLS) or a localized and fully-customized version (IDX) to clients who are looking to buy a house, for instance.

    Basically nothing more than a few website pages linked via a customizable interface to a listing (MLS/IDX) database.

    Does anyone have a sample site to show me how it looks like.

    Welcome.

    You cannot add MLS/IDX support just like that, by snapping your fingers. Your client must have an agreement with his/her MLS board that would grant him access to their (the board's) database/servers. Once your client has that, you can proceed on writing the access interface to that database. Otherwise you will simply not have the necessary login details to access the server so you can download the listings database for your customization and consequent display on your client's website.

    what type of properties are you wanting to list? There are many FSBO companies displaying listings out there.

    You can also join a local board and sign up for the MLS exchange. Some of them offer basic idx service you can integrate into your site for free.
    You can create a personal database on your site for your specific company listings.

    I have residential listings (private houses and apartments). First I need to learn what this idx is.... Feeling a bit silly admitting I don't know... but to know what you don't know is the first step to know... Isn't it?

    IDX is the transfer of MLS data, from the MLS Board to Realtor websites. Basically idx solutions allow agents to display other agent's properties that are for sale and rent on their own website. In order for a broker's properties to be eligible, they have to be a member of a local MLS.

    I really don't get what is the point of listing some one else's offers. Here in Bulgaria each agency is only listing it's own properties. However i would be interested to try out this, so can you name some free IDX solutions ?
