    Question MLS on my site?

    Can I use MLS feeds as listings on my house listing site. Currently the site is just starting up, and needs to be filled with listings. I was wondering if I am allowed to use MLS listings to fill the site in the beginning?

    No, you can not unless you have a contract to do so with the mls or get an agreement from every broker that has the properties listed. Not following these requirements will get you slapped with heavy fines.

    It depends on how you do it. I am in the process of having every MLS listing show up on my site with its own page but I will be following the IDX rules.

    If you just post the listings as if they were your own you will get in trouble.

    Talk to your MLS, they'll have all the information about how to get an IDX working on your site. I know some areas in California are free with a broker's signature, and in others it can be as high as $1500/year. You should also talk to your broker, it might be possible that he has already worked something out with your local MLS.

    You are not an agent. You are not a member of the MLS. You can not use the MLS listings. The MLS listings are copyrighted.

    You must have some relationship with the Realtor Association in your area or NAR. Most frequently, MLS access is granted to Realtors (Real Estate Agents) and becoming one as well the fees involved differ from state-to-state and location-to-location, respectively.

    For more advice on this I would suggest calling the National Association of Realtors to find out your options.
