1ParkPlace customization or other ideas...
Hello. I have a client with an Advanced Access website and he's really working out of the box.
I'm looking for a third party IDX provider that services SoCal MLS and offers customized options so that the purpose of the MLS search on the website is not to generate leads but to simply search the MLS.
1ParkPlace is good if you want to get leads, but not if you want to provide a completely automatic-e-mail-free browsing solution.
I hear Birdview is about $900 a year.
Anybody know of anything else? Is has to be customizable enough so that it can look nice and it needs to not ask for information at every turn. He has his own "contact me" forms on his website that he wants to use.
I hope this makes sense. I'm kind of writing this in a hurry.
I'd appreciate any help anyone has. Have a great weekend!

I believe we can offer you what you are looking at for at about 1/2 of Birdview's cost with the added benefit that you control the IDX date. We are an IDX integrator that has built sites with multiple IDXs across multiple domains with listings from 1000 listings to over 50,000

http://www.hawkinsazrealty.com/search.html I can provide many other examples and references upon request.
Our IDX solutions is customizable to the exact look and feel of the existing website as was the case in the example above. Login can be required or not, depending on your preference and navigation to the search page is one click.
Some features:
Customizable
Pages integrates with the look and feel of the existing web site.
Built-in forms
Geo mapping of address or area if address is not available
Custom search page, search results and listing display
User/agent access
membership functions
calculator suite on listing view
scalable to over 50,000 listings
custom contact forms
css/xhtml design
dedicated hosting (you can use any good host that offers sufficient resources)
quick turn-around, two weeks average.
You control the data -- There are no monthly or yearly fees.
A major headache of providing IDX services for web designers is in maintaining and supporting them. Commercial vendors will do this but they are expensive and offer little in the way of customization. We see an opportunity to grow our business by partnering with web developers/designers like yourself for custom real estate scripts and are willing to offer substantial discounts. We also offer custom programming for real estate related sites. It is considered wise to stand on the shoulders of giants but foolish to put yourself in front of them.

It is very easy to open the Park Place IDX for free browsing...the settings are actually very user friendly.

La Jolla Real Estate is right -- I think 1ParkPlace is a very good resource, for what it's designed to do. It was just that my client is trying to completely eliminate that whole idea of MLS-Search-as-lead-generator.
His approach to marketing is quite different than what I'm used to. I actually admire him for going in that direction.
He just wanted a place for people to visit his website without ever having to deal with a single unwanted e-mail. I may alienate a lot of people by saying this (I really hope I DON'T!) but I agree with his vision.
Do I think his vision is for everyone?
Not necessarily.
But I'm inspired when I work with him. Once his website is done, I should ask his permission to post it here. I've received a lot of valuable help here.
Anyway, he spoke with the project manager over at 1parkplace and they're actually working on making their product more customizable than it already is. I guess they've seen the demand for it. And I think that's really good news.Last edited by Copywriter; 07-19-2006 at 10:35 PM.

I like the concept.
Does he have a plan to market the site as a totally free, totally spam free resource?

Precisely!
And you'd be surprised - or maybe you wouldn't - as to how much friction there has along the way...

Well, I currently have my website with Advanced Access and am also with socal mls and I have the quickhomes upgrade to my site. This allowed me to customize the look and feel of the mls information (for instance, I added ocean front homes to my property search), however I do not require my clients to sign in. If they do not sign in then they will not receive automatic listing updates...I hope this answered your questions.
